The home inspector’s report scared us beyond belief; what do we do?

Sound familiar?  In many cases after reading a home inspector’s report, buyers are understandably nervous and unsure about moving forward.  Are home inspectors are trying to scare buyers?  No, it’s their job to find every imperfection and list it as well as positives on their report to the potential buyer.  However, when a home’s every imperfection is listed in brutal detail, the effect can be daunting to say the least.

So what can buyers do?  There are 3 things to focus on when reading a home inspector’s report.

  1. Stick to the facts.  Do not assume anything unless it is proven by a licensed person including making sure the home inspector is licensed.  Get a second opinion if necessary.
  2. Know which imperfections are structural and which are cosmetic.  Cosmetic imperfections do not affect the overall integrity of the house, can be fixed over time and should not be cause for major concern.  Structural imperfections may require further investigations.  Although, even structural imperfections can be remedied; it’s a matter of whether the buyer and seller can come together on how to accomplish that.
  3. Realize that every home has imperfections even new construction.
